Landlords cannot discriminate based on race, skin color, religion and national origin. However, under federal law, landlords are exempt from the federal nondiscrimination provisions if they on the premises, own or have in interest in three or fewer single family houses and do no sell more than one house in a two year period and landlords who are religious or private organizations renting to their own members on a noncommercial basis.
